Desktop appraisals do not require a home inspection. The appraiser will gather data from the MLS, Public Record, or the Homeowner.
This product can be as accurate as a full appraisal, but its only as accurate as the data presented. If the MLS states the home is 2,500 sq foot, the report will value the home as if it was 2,500 sq foot. If the home is later measured, and it's found out that its actually 1,900 sq foot, the valuation will be incorrect.
With the cost of appraisals in the $500-$800 range, this is a cost-efficient option to help homeowners understand their market and get a reliable valuation.
