A full appraisal can give you confidence that the pricing of your listing is competitive. An in depth appraisal isn't always necessary, with sufficient data, a desktop appraisal is a faster, more cost efficient option. Desktop appraisals do not require the appraiser to leave the office, they can usually be done in 2 business days, and cost less than a full appraisal.

If the home is well documented on MLS, nothing is necessary to provide to the appraiser. You are welcome to provide any inspection reports, recent sales you find meaningful, plats, deeds, a list of updates along with the dates completed, and documentation of unique features.
If you plan on providing recent sales to the appraiser, have them ready when the appraiser makes contact. By the time the appraiser is at the inspection, they have already chosen their comparables.
The appraiser is not allowed to speak about the appraisal to anyone other than the appraisers client (whoever ordered the appraisal). You may reach out to the client and voice concerns, provide additional information.
If providing additional sales, check and see if the adjustments used in the report when applied to your sales, yield a similar value. There can always be more comparables added to a report, but adding similar sales will not affect value.
The turn time for an appraisal depends on complexity of the subject property, and the current market.
If the appraiser is full for the next two weeks, then it will take at least two weeks. Paying a rush fee can expedite the due date. If the appraiser just had a cancellation, it can be done in as little as 4 hours.
For transactions involving a mortgage, the mortgage lender orders the appraisal.
For non-lending transactions, anyone can order an appraisal.
Inform your clients on the appraisal process.
Make all areas accessible to the appraiser. If there are any locked doors, provide a key. Make sure the attic is accessible.
Your client does not need to leave for the appraisal. Please indicate if they will be home.
Secure all pets. Even if friendly, pets are unpredictable. The appraiser could be allergic, or accidentally back up on to Fluffy's paw. The appraiser will be focused on the home and may not see the animal.
